Complete Progress Summary
 
1 - We have completed 57 unit turns with 4 more in process to be completed by the end of April
NOTE:  8 long-term tenants are at Market rate and don't anticipate moving anytime soon..  This leaves us with just an additional 8 unit turns.
 
2 - Hallways - paint and lighting are complete.  Hardwood floor refinishing in the front building is 75% complete and the back building carpeting is scheduled for completion by mid May 2024
 
3 - Exterior work including fire escape repairs, masonry, partial windows, roofing, and front balcony work scheduled for completion in Q3 2024.
 
4 - We have leased over 35 renovated units at our target rates and currently have 6 applications in review.

  • Common area LED lighting - interior and exterior - in progress to be completed this week
  • Rough in plumbing - we're adding shutoffs and isolation valves for current and future service - to be completed this week in basement area and vacant units
  • Boiler improvements including temp sensor for main along with radiator controls for all unit
  • Currently working on 12 unit turns - these will be rolled out early Quarter 2  which includes, LED lighting, low flow plumbing fixtures, fully updated kitchens and baths, flooring and paint.  Most units are getting full turns, but a few have recent updates that allow for partial turns
  • We'll be enhancing the the entryway - interior and exterior as weather permits over the next few weeks
  • Lead Test - the building passed the test
  • Parking gate was replaced
  • Rear elevator in process - part on backorder
